Whistler Market Statistics: March

Just as the year started, the Whistler market continues to experience low inventory levels and a strong buying presence. Whistler's average median price for a Chalet is $2,300,000, an increase of 34.1% over the median price at the end of 2016. There were 91​ real estate​ ​sales in Whistler for March 2017, amounting to about $91 million in total dollar volume. This is a 2 per cent increase in dollar volume ​when compared to March 2016 and 12 per cent increase over February 2017.​ ​The first quarter numbers for 2017 indicate a continuation of this busy market, with 225 transactions and total dollar volume of approximately $223 million. This is slight decrease when compared to the first quarter of 2016, likely due to lack of inventory in the Whistler market.

As of April 20th, there are 45 Chalets for sale with 7 under $2.5 million and 38 over $2.5 million. Average condo prices have risen approximately 15% since the end of 2016, whilst townhouses have remained fairly steady. An increase in inventory of vacant land, with the Phase 2 sales of the Wedgewoods development, has manipulated the medan price and resulted in a 50% reduction, down to $695,000.

Total Sales
The March sales total for Whistler in March alone was 94. With a medan sale price of $642,000, March had a sales volume in excess on $96 million. Read on to see the breakdown of where these transactions were made.

Condo's
Of the total 94 sales, 37 were condominiums, which is 34% of all transactions. The median price of a condo in Whistler was $471,250 making the total sales volume upwards of $18.9 million. This is a higher volume of sales than the March of 2016, even though there were fewer transactions. March also saw an increase in both transactions and sales volume than February.

Chalet's
In contrast to the condo sales, Chalet's had it's slowest March in 3 years, with transactions totalling just 15. However, with a median price of $1.94 for March, the sales volume was $37.8 million. However, this is actually a reduction in the median price compared to $2.87 million in February.

Townhouses
Townhouse sales volume was down on February also. 26 Townhouses were sold in March totalling more than $23.6 million in volume. This is a median price of $760,000 compared to February's median $830,000. This is also a stronger month for sales than 2016, but again with a lower median price.

Vacant Land
Only two vacant land lots were sold this March. This is 6 less transactions than the month of February, whilst also being fewer than 2015 and 2016
